A complete rewire in your “other” 3 bed semi, which is totally empty, with exposed floorboards all round. Loads of flush sockets everywhere, downlighters in the kitchen, full ceiling lights, a loft light and wall lights in the living room. Some new switch positions and three new 2 way switches. A split load consumer unit, all the correct bonding, 3 ring circuits, 3 lighting “circuits”, an electric shower, an electric oven. All finished and plastered. 2 tradesmen 10 days inc. plastering and materials (£850)

2To undertake the above in your home while you are living in it, will take a lot longer. 2 men 15 days inc. plastering and materials (£850)

“Labour” at £175 a day (tradesman) £100 (labourer), includes incidental fixings etc. and tipping charges. “Materials” if mentioned, are larger things (a boiler) and stuff only you can choose (tiles etc).  Also VAT must be added all round.

The prices above assume the work is done to “regulations” standard, which are all outlined in detail in our main electrics article.

We also assume a plasterer has to be brought in as electricians don’t do their own plastering. The electrician will then have to come back to fit the face plates because the plasterer won’t plaster with them live and in place, because he uses loads of water. It is therefore an expensive process.
