“Labour” at £175 a day (tradesman) £100 (labourer), includes incidental fixings etc. and tipping charges. “Materials” if mentioned, are larger things (a boiler) and stuff only you can choose (tiles etc).  Also VAT must be added all round.

Doors, windows, porches, soffits, fascias, metal guttering and downpipes, soil stacks, waste pipes, balconies…….

All the above should be repainted every 4 years. Heck, we break the ten commandments on a daily basis (I coveted my neighbour’s Ox 3 days ago), so who’s going to listen to that one?

However, when you do get round to having it done and you want it done 
properly, then just like that telly programme there’s only one relevant word.

PREPARATION, PREPARATION, PREPARATION.


The following is a standard, highly specific quotation taken from a painting company. It covers every aspect of painting your house externally. It mentions several brand names, these are the ones this particular company uses. We are not formally recommending these products though they are very good. Read it and be amaze, then dig deep into your pocket!

[Woodwork, includes all doors, windows, fascias, soffits, verge boards, porch, etc.].

From scaffolding (as necessary) and ladders, undertake the following.

INITIAL PAINT REMOVAL AND PREPARATION

Woodwork, 
(full preparation)

Burn off existing paint to expose all woodwork and thoroughly sand down to remove loose carbon and timber threads.

Woodwork, 
(alternative preparation)

Remove all loose and flaking paintwork and sand down all exposed woodwork. Sand down remaining paint to “flatten” any remaining gloss sheen. This process often leaves a layered effect, (depending upon how many existing coats of paint there are and the condition of the woodwork), this can be quite visible even after three coats of new paint have been applied.

Replace all loose and missing putty to all windows

Ironwork,


Ironwork (guttering, downspouts, soil stacks, etc.), will be wire brushed to remove any loose paint and algae. All areas of rust will be treated with inhibitor then red oxide primer and any small leaks will be sealed with silicone. The ironwork will then be “flattened” as above, prior to painting. The layered effect described previously may also apply here.

Plastic,


Plastic waste pipes and guttering, will be inspected for small leaks. These will be sealed with silicone and any algae removed.

Varnished and Otherwise Treated Woodwork,


Thoroughly sand down to remove all loose and flaking coating. Brush away any dirt etc.

Areas of Rotten Timber,

Cut out any small areas of rotten wood, back to sound timber. Apply “Ronseal” wood hardener and allow to dry. When dry, fix screws as a key and fill with “Ronseal” external filler (in two or three passes, as necessary), sand down,until flat and level with remaining surfaces.

Unforeseen extra Work,


Any larger areas of rotten timber, (window casements, cills, fascias etc.), which need to be replaced. Any ironwork, plastic guttering, or plastic waste pipe, which needs to be replaced. Any planing of door or window edges which may be necessary.

These will be charged at £16 per man, per hour, plus materials, plus V.A.T.

PAINT APPLICATION

(This to match existing colours).
(All primer, undercoat and gloss to be “Dulux Weathershield”, see end notes )

Woodwork, (following full burn off),

Apply primer to all areas. When dry apply two coats undercoat to all areas. When dry, apply one coat gloss to all areas.

Woodwork (following scrape down and sanding)
, Apply primer to all exposed woodwork and filler. When dry apply one coat undercoat to all primed (and filled) areas. When dry, apply one coat undercoat to all areas. When dry, apply one coat gloss to all areas.

Ironwork,

Apply one coat undercoat to all areas treated with rust inhibitor and red oxide. When dry, apply one coat undercoat to all areas. When dry, apply one coat gloss to all areas.

Plastic,

Apply two coats undercoat to all areas. When dry, apply one coat gloss to all areas.

Varnished and Otherwise treated Woodwork,

Apply 2 coats exterior gloss varnish, “Sadolin” coating or similar as per your instructions.

Notes,
(Full Burn Off)

All windows will be painted open. The top and bottom edges and both side edges of each window are also included. All doors will have their furniture removed and be painted open, with their top and both side edges included, furniture will be replaced when dry.

(Scrape and Sand Down)
All windows (which presently open) will be painted open. The concealed top and bottom and both side edges of each window are not included, as further paint coats will cause them to stick as they are closed.

Ideally, windows and doors should be left ajar overnight and for the whole of the next day, to prevent paint being pulled off by the frames, on opening. This is more likely to happen where paintwork has not been burnt off prior to repainting. All adjacent areas and pathways will be covered as work proceeds, to prevent unwanted splashes and over painting.

MATERIALS SPECIFICATION

Ronseal Filler

A resin based filler completely impervious to water. It has superior flexibility and adhesion, giving it excellent resistance to shrinkage or cracking. Powder fillers such as “Tetrion” are not suitable for exterior use.

Dulux Weathershield Exterior Preservative Primer

Contains three separate fungicides, the primer binds the surface of bare and weathered wood, inhibits rot and surface moulds and provides a surface key for subsequent coats.

Dulux Weathershield Exterior Undercoat

The undercoat is particularly flexible but contains high levels of prime pigment to give good opacity. It contains a fungicide to combat mould growth.

Dulux Weathershield Exterior High Gloss

A highly flexible coating, containing a mould growth additive. It is resistant to heat up to 93 degrees Centigrade. It is resistant to high levels of atmospheric humidity and to mild chemical fume attack. It will withstand repeated washing.

Unlike conventional paint systems the Dulux Weathershield Exterior Gloss System is a microporous flexible coating, designed to expand and contract with the natural movement in timbers in varying weather conditions. It will provide at least TWO ADDITIONAL YEARS OF PROTECTION when compared to conventional paints.

Questions to ask the decorator during his quotation visit

Will you be doing everything exactly as described above then?

A real consideration is, are any windows currently painted shut? Do you want them opened, planed if necessary and left opening and closing freely?
